How much does it cost to build a 250m² house?
Short answer
Applying Build It magazine’s 2026 rates to 250 m² of gross internal floor area gives a construction cost of about £625,000 to £750,000 for an average self build. A simple, self-managed build could be around £550,000, while a high-spec home would be £800,000 or more. That’s for the house itself, excluding land, fees, connections and contingency.
The arithmetic
Build It’s 2026 guide puts an average self build at £2,500 to £3,000 per m² of gross internal floor area (GIA), with simple self-managed builds from about £2,200 and high-end builds above £3,200. At 250 m²:
| Level | Build It 2026 rate per m² | x 250 m² |
|---|---|---|
| Low (simple, self-managed) | about £2,200 | about £550,000 |
| Typical (average self build) | £2,500 to £3,000 | £625,000 to £750,000 |
| High (high-end detailing) | £3,200+ | £800,000+ |
Our arithmetic on Build It’s published rates, not a quote. It doesn’t cover how VAT applies to your project. Build It also notes some super-spec projects pass £6,000 per m², which at this size would be £1.5 million or more.
What a 250m² home usually looks like
At 250 m² you’re building a large family home. Typical examples:
- A five bedroom house with several en suites, a separate living room, study and utility.
- A home with space for work or extended family, such as an office suite or a ground floor bedroom.
- A design-led house on a special plot, where architecture is a big part of the brief.
Fixed costs spread further, but the spec tends to rise
The good news at this size is that the costs that don’t grow with floor area, such as utility connections, design work, planning and site setup, are spread across 250 m². On a like for like spec, that can bring the rate per m² down compared with a small house.
The catch is that large homes are rarely like for like. They tend to attract bigger glazing, more bathrooms, more complex roofs and higher end finishes. Each step up the band at this size is a large sum: the gap between £2,500 and £3,000 per m² is £125,000 at 250 m² (our arithmetic). Be realistic about where your design and spec really sit.
Cash flow and lending at this size
A bigger build means bigger stage payments. Legal & General’s October 2026 article says around 20 lenders typically support self build in the UK, and that a sound lending process tests realistic costs, contingency and stage by stage cash flow. Penrith Building Society asks for evidence of a 15% contingency. On a £700,000 build, that’s £105,000 (our arithmetic).
If your construction system front loads cost, for example timber frame, which BuildStore notes costs more than brick and block in the early stages, plan how you’ll fund the early stages before the first lender release.
What’s not in these figures
- Land, plus stamp duty and legal costs on the purchase
- Architect, engineer, surveys, planning and building control fees
- Structural warranty and site insurance
- Utility connections
- Garaging and outbuildings, driveway and landscaping, which can be extensive on larger plots
- Finance costs and where you live during the build
- Contingency

How to refine your 250m² estimate
- Consider a professional cost plan. At this value, a quantity surveyor’s estimate or Build It’s estimating service may be worth the cost.
- Separate the house from the extras. Outbuildings, pools and landscaping on large plots are easier to control as their own budget lines.
- Model your stage payments. Work out what you need at each stage and where it comes from.
- Set a spec ceiling for each room type early, before choices start to drift upward.
- Track contingency as its own budget so you know how much is left as the build goes on.
How Self Build Budget helps
The free ranged estimate gives a low and high figure for your floor area, quality and region. The Standard plan tracks budget, spent, remaining and projected cost for each line and stage, and produces a summary PDF for lenders. The Professional plan adds a 26-week cash-flow forecast, which helps when stage payments are large.
Questions people also ask
Is a 250m² house cheaper per m² to build? Fixed costs are spread further, so it can be, but larger homes usually carry a higher spec.
Should I use a quantity surveyor for a 250m² build? Many people do at this value, so the budget rests on a detailed cost plan rather than a rate per m².
How many bedrooms is 250m²? Often five, with room for a study, utility and generous living space.
